How does the Hotel Selling Process work?

  • In our first Zoom Call, you can explain yourself and let us know about your expectations and conditions. We will introduce you our Brokerage Agreement terms and the Checklist of Selling Documents.

    No costs, no contracts, just a relaxed initial conversation.

  • If you have a positive feeling with us, you will be provided with the Checklist and can start at your own pace with or without our support to collect the documents.

    If your documentation, incl. an independent appraisal report and financial statements are ready, we can sign the Brokerage Agreement (introduced in Step1).

    We will start reviewing your documents, initiate our analysis and do a first informal pre-check with a few investors to get a first echo from the capital side.

  • As part of our commitment towards our investor network and a serious brokerage market, we will conduct our due diligence on the property, the performance and the ownership.

    The Broker Due Diligence (BDD) will also be recorded in the KYC Report for the Investor and Lender and will accelerate the transaction considerably.

    During the Broker Due Diligence, we will also provide you with a catalog of recommendations to strengthen your sales position before entering into any negotiations.

  • Now that the documents, data and inspections are complete, the Project Exposé can be developed.

    Depending on the project, the timeframe and our agreement, a high-end individual Project Exposé set will be developed, designed to be pitched to professional and institutional investors.

  • If you have approved with the Project Exposé, it is time for action now.

    In three waves, we will systematically get in touch with potential buyers with a matching acquisition profile.

    For Investors not registered with us or unknown to us, the necessary checks will be conducted to make sure only serious candidates reach your table.

    From the pre-discussions to the first visit and the LOI, we are in charge. You will then be able to negotiate on the basis of the LOI, the final provisions of the Sale & Purchase Agreement.
